Who We Keep Clean
Six kinds of commercial property, six different battle plans. Pick yours, or call and describe it: if it’s outside and it’s dirty, it’s our department.
Entries, patios, drive-thru lanes, gum and grease. The first impression, washed nightly if you want it.
See the storefront plan ↓The biggest surface you own, and the first one every visitor touches. Full page, full plan.
Parking lot cleaning →Excavators, loaders, work trucks and whole fleets, degreased on your yard or on site.
Heavy equipment & fleet →Common areas, block walls, monument signs and community amenities, on a schedule the board can budget.
See the HOA plan ↓Entrances, walkways, awnings and parking structures that match the standard inside the building.
Get a walkthrough ↓The area your customers never see and your inspectors always do. Degreased, deodorized, documented.
Add it to your quote ↓Before: greasy entry pad, gum-spotted walkway, dusty patio rail. After: bright entry, clean patio set for service. Evening light, generic restaurant frontage.
Storefronts & Restaurants
Your entry is the handshake. Gum dots, grease shadows and desert dust tell customers a story you never approved, and it starts before they touch the door. We wash storefronts and restaurants on your clock, overnight or before open, so the property resets without costing you a single customer.
Restaurants get the full food-service treatment: entry pads and patios degreased, drive-thru lanes cleared of the drip line, dumpster pads handled while we’re there. When the health inspector parks, the outside already agrees with the inside.
Before: neighborhood entrance monument with hard-water crust, efflorescence on the block wall, dusty sidewalk apron. After: crisp sign, clean wall, bright walk. Golden hour, generic community name.
HOAs & Communities
Homeowners notice the entrance monument before they notice the newsletter. We keep common areas presentable on a schedule the board can budget: block walls, monument signs, sidewalks, mailbox clusters, community pool decks and clubhouse surrounds, washed in planned rotations instead of after the complaints.
One point of contact, one invoice, photos of completed work for the minutes. Property managers juggling multiple communities get the same crew and the same standard at every gate.
Maintenance Plans
Most of our commercial work runs on a rotation: the property resets before anyone notices it slipping, the price is planned instead of surprised, and you never have to think about it again. One-time cleanups are always welcome; schedules are where properties stay sharp.
Monthly
High-traffic storefronts, restaurants and drive-thrus that meet the public every day.
Quarterly
Centers, offices and HOA common areas that need a dependable reset every season.
Custom
Portfolios and multi-tenant properties: one walkthrough builds the whole rotation.
How It Runs
Commercial washing is logistics as much as water. Here’s the run your property gets, built to keep your doors open and your storm drains legal.
What does commercial pressure washing cost in Las Vegas? It’s priced by surface area, staining and access, so honest companies quote after a walkthrough, and ours are free. Recurring schedules bring the per-visit price down, and your first service is 10% off. You’ll have an exact number before anything is booked.
01
We walk it with you or your manager, flag the problem zones, and scope exactly what clean means for your property. COI provided on request.
02
Overnight, pre-open or off-peak: the schedule bends around your operation, not the other way around. Tenants and staff get notice when they need it.
03
Eco detergents and wash-water recovery where the job calls for it, which on commercial lots is often a compliance line, not a nice-to-have.
04
You sign off on the result, we photograph the work, and if you want it handled for good, it goes on a rotation and off your mind.

The Standing Offer
Ten percent off your first commercial service, one-time cleanup or the first visit of a schedule. We’d rather earn the account on the property than on the paperwork.

Questions
The operational answers up front. Anything property-specific, bring it to the walkthrough.
Yes, that’s the default. Most commercial jobs run overnight, before open or in your slowest window, and we coordinate cones, access and tenant notice ahead of time. Your customers see the result, never the process.
Yes, and most of our commercial accounts run that way: monthly for high-traffic frontage, quarterly for centers and communities, custom rotations for portfolios. Scheduled work is priced better than one-off calls, and the property never gets the chance to slip.
It depends on square footage, staining and access, which is why we quote from a free walkthrough instead of guessing over the phone. Recurring schedules lower the per-visit price, your first service is 10% off, and the number we give you is the number you pay.
Licensed and insured, and yes: a certificate of insurance is available with your quote. Property managers who need vendor onboarding paperwork, send it over and we’ll complete it.
Good question, because storm drains are regulated and grease-cut wash water can’t just run to the gutter. We use biodegradable detergents and wash-water recovery on the jobs that require it, so the property gets clean and stays compliant.
One walkthrough per property, one contact, one invoice, and the same crew on every site. Portfolio managers get a single rotation covering all of it, with completion photos after each visit.
And At Home
Driveways, house washing, pool decks, roofs. The residential side gets the same crew and the same finish, starting at $150 for a driveway.
