Roof Cleaning
The neighbors see it. The drone photos see it. Every aerial listing shot sees it. Years of dust, bird zones and mineral streaks age a roof two decades in the eyes of everyone but the person under it, and it all comes off without a single pressure-scarred tile.
Before: terracotta tile roof from a raised angle, gray dust film, bird streaking near the ridge, drift in the valleys. After: same roof, true terracotta color back, valleys clear. Blue sky, slight aerial angle like a listing photo.

What’s Up There
Vegas roofs don’t rot, they wear a costume: layers of desert grime that read as twenty years of neglect from the street. Here’s what’s actually up there, and how it comes off.
The same film that grays the stucco settles twice as thick up top, muting terracotta to beige and charcoal to gray.
Our play: soft-wash detergent releases it; a gentle rinse returns the color the tile actually is.
Ridgelines, satellite dishes and roof edges collect droppings that streak with every rare rain, and they’re acidic enough to etch finishes over time.
Our play: treated and rinsed clear, with the streak paths below them washed to match.
Evaporative coolers, roof-mounted lines and hard-water runoff leave white trails baked into the tile by the sun.
Our play: mineral-dissolving detergents that release the streak instead of smearing it wider across the field.
Leaves, palm debris and wind-blown trash collect in the valleys and behind chimneys, holding moisture against the roof and feeding the gutters below.
Our play: valleys and dead zones cleared by hand, gutters checked while we’re up there.
Before: tight crop of curved terracotta tiles, dust-dulled with a white mineral streak crossing them. After: the same tiles rich and even, streak gone, every tile intact. Close enough to count the tiles, because intact is the point.
Tile-Safe By Method
Can you pressure wash a tile roof? No, and anyone who says yes is quoting you a future repair bill. High pressure drives water under tiles, strips finishes and cracks what it hits. Roofs get soft washed: low-pressure application, purpose-made detergent doing the work, and a rinse the roof barely feels.
The other half of tile safety is weight: tiles crack under careless feet more than under water. We plan access before anyone climbs, keep foot traffic to a minimum on load-bearing points, and treat every walkable path like it belongs to someone else, because it does.
How It Runs
A good roof wash is mostly planning: access, protection, and restraint. Here’s the run yours gets.
How much does roof cleaning cost in Las Vegas? It scales with roof size, pitch and access, so we quote each roof individually, free, usually from your address and a couple of photos. Bundling the house wash into the same visit prices better than two bookings, and the number we quote is the number you pay.
01
We read the roof from the ground and the eaves first: material, pitch, fragile zones, and where feet may and may not go. The plan exists before the ladder does.
02
Landscaping gets pre-wet and covered, gutters and downspouts get managed, and runoff is controlled so the wash stays a roof event, not a yard event.
03
The detergent does the work at low pressure: dust film, bird zones and mineral streaks release and rinse away. No high pressure touches the roof, period.
04
Valleys and dead zones get cleared by hand, gutters get a check while we’re up there, and you see the finished roof from the street, where everyone else already does.
Straight-Up Offers
The roof and the walls share the same dust storms. Washing them together prices better than either alone, and the whole house comes back in one afternoon.

Questions
Roof questions deserve the most honest answers on the site, because the stakes are real tiles and real money.
No, and you should hang up on anyone who says yes. High pressure drives water under tiles, strips finishes and cracks what it hits. Roofs get soft washed: low-pressure application, a purpose-made detergent that does the actual cleaning, and a rinse the roof barely feels. Same result you want, none of the damage.
They do, which is why foot traffic is the first thing we plan and the thing we minimize hardest. Access is mapped from the ground, walking is kept to the load-bearing points that can take it, and much of the work reaches from edges and ladders. If we ever do crack one, we tell you, not hope you don’t notice.
It depends on size, pitch and access, so every roof gets its own free quote, usually from your address and a couple of photos. Single-story ranch roofs sit at the friendly end; steep two-story tile climbs from there. Bundling the house wash saves on both, and the quote you get is exact.
Far less often than the rest of the property: every few years for most Vegas roofs, or ahead of a sale when the aerial photos matter. If your roof doesn’t need it yet, we’ll say so, a roof wash you don’t need is the easiest sale we’ll ever refuse.
Yes. Shingle gets the same soft-wash treatment (high pressure strips granules, so it never comes near shingle either), and flat and foam sections get gentle rinsing with runoff managed to the drains. Mixed rooflines are normal here and each section gets its own approach.
Yes, and it’s the smart time: gutters and downspouts cleared in the same visit, at same-visit pricing. A clean roof draining into packed gutters is only half a job, so we’ll flag it if we see it.
Finish the Job
The house wash pairs with the roof for a reason: one crew, one afternoon, and the whole property comes back at once. Commercial buildings and centers get the same treatment on their own schedule.
