House Washing & Soft Wash
Years of desert dust settle so slowly you stop seeing them, until the house reads darker and older than the street. A soft wash lifts the film and the hard-water streaks at hundreds of PSI, not thousands, and your paint never knows we were there.
Before: tan two-story with a gray dust film, hard-water streaks under the scuppers and window sills. After: the same house two shades brighter, streaks gone, trim crisp. Same angle, afternoon light.

The Slow Fade
Nothing dramatic ever happens, and that’s the trick: four slow layers settle over the paint until the whole house reads tired. Here’s each one, and how it comes off without harming what’s underneath.
Every wind event leaves a layer. A year of them turns white to bone, tan to taupe, and you stop noticing because it happened one storm at a time.
Our play: a soft-wash detergent that releases the film, then a gentle rinse that takes the years off in an afternoon.
Scuppers, window sills and sprinkler overspray leave white mineral trails down the stucco, and our water is some of the hardest in the country.
Our play: mineral-dissolving detergents on the streaks before the wash, so they release instead of smearing wider.
UV chalks paint over the years: drag a finger across old siding and it comes back powdery. Washing it wrong strips color with the chalk.
Our play: low pressure and the right detergent lift the grime off oxidized paint without scrubbing the finish thin.
Bird evidence, bug spatter and cobwebs collect in the shade lines where the hose never reaches and the ladder never gets set up.
Our play: eaves, soffits and entryways get detailed in the same wash, because a clean house with dirty eaves still reads dirty.
Fascia and gutter faces collect a black drip line that frames the whole house in grime, even right after the walls come clean.
Our play: gutter faces and trim wiped bright in the same visit, so the finished house reads finished.
That’s efflorescence, and it plays by different rules than dust. It gets its own page and its own chemistry.
Efflorescence & StainsBefore: tight crop of white mineral streaks running from a scupper down tan stucco. After: the same wall face uniform and clean. Close enough to read the stucco texture, so the gentleness is visible.
Soft Wash, Explained
What is soft washing? Soft washing cleans at a few hundred PSI, roughly a strong garden hose, and lets a purpose-made detergent do the actual work. The detergent releases the dust film, mildew and mineral streaks; the low-pressure rinse carries it all away. High pressure never touches your paint, stucco or seals.
It’s the right method for almost everything a house exterior is made of. High pressure stays reserved for the hard surfaces built to take it, like the concrete and block on our driveway page. Anyone who points 3,000 PSI at stucco is auditioning for a repaint you didn’t budget.
How It Runs
Anyone can say “safe for your paint.” Here’s what safe actually looks like, step by step, on your house.
How much does house washing cost in Las Vegas? It scales with size and stories: single-story homes sit at the friendly end, two-story and hillside homes climb from there. We quote exactly and for free, usually from a couple of photos, and the number you get is the number you pay. Washing the driveway or pool deck the same visit prices better than booking them apart.
01
We walk the house, note the delicate spots, pre-wet and cover plants, and mask outlets and fixtures. The yard comes through the wash as clean as the walls.
02
The soft-wash mix goes on and gets dwell time to release dust film, streaks and organic spots. Chemistry does the scrubbing so pressure never has to.
03
A controlled low-pressure rinse from the roofline down carries everything off in sheets: no wand stripes, no forced water under seals or behind trim.
04
Eaves, gutter faces and the entry get the final detail, then we walk the house together. Done means you agree it’s done.

Questions
Including the one everyone worries about and few companies answer plainly: no, it won’t hurt your paint, and here’s why.
Soft washing cleans with a purpose-made detergent at a few hundred PSI instead of thousands, then rinses everything away gently. It’s the right method for stucco, siding, trim, painted surfaces and anything else high pressure could scar. If you’re washing the house itself, soft wash is almost always the answer, and it’s what we’ll recommend.
High pressure can, which is exactly why we don’t point it at houses. Soft washing works at garden-hose pressures where there’s nothing to damage: the detergent releases the grime and the rinse carries it off. Oxidized or chalky paint gets flagged on the walkthrough so you know what to expect before we start.
It depends on size and stories, so we quote each house individually, free, usually from a couple of photos. Single-story homes sit at the friendly end of the range; two-story and hillside homes climb from there. The quote is exact, and bundling the driveway or pool deck into the same visit prices better than separate bookings.
Most Vegas homes look their best on a yearly wash: enough to stay ahead of the dust film and hard-water streaks without over-washing. Homes near heavy construction, on golf courses or listing for sale often want one sooner. If you’re not sure, send a photo and we’ll tell you honestly whether it’s time.
The wash rinses screens, frames and glass as part of the job, and most houses come out dramatically brighter for it. What we don’t do is detailed squeegee window cleaning; if you want streak-free glass detailing, we’ll tell you straight and you can book a window specialist after the wash.
Roofs get their own soft-wash service, tile-safe and walked carefully, and it pairs naturally with a house wash in the same visit. The details live on the roof cleaning page.
