The Four Tells

A lot never gets dirty all at once. It slips in four ways, slowly enough that nobody calls a meeting about it, and visibly enough that every visitor notices. Here’s each one, and the fix.

Oil rosettes in the stalls

Every space grows its own dark bloom where engines idle and drip, and rain never washes them, it spreads them.

The fix: hot degreaser dwell per stall, then a surface-clean pass that lifts the oil instead of lacquering it.

The gum trail to the entry

Black dots multiplying toward every door, ground in by ten thousand shoes and baked by the sun.

The fix: targeted heat and pressure that pops gum off concrete without leaving a bleach-bright ghost spot behind.

The dumpster corner

Grease, leachate and the smell that reaches the parking spaces. Inspectors head there first, and so does the wind.

The fix: degrease, sanitize and deodorize the pad and enclosure, with the wash water recovered, not sent to the drain.

Striping gone dull

The paint is fine, it’s just buried. Grimy lots read as unmanaged even the day after a restripe.

The fix: striping-safe pressure that pulls the grime film and leaves the lines crisp. Washing first also makes any restripe bond better.

Does pressure washing strip parking lot striping? Not when it’s done right. Striping fails from age and UV, not from a properly run surface cleaner: we wash at striping-safe pressure and keep the wand off the lines. Fresh paint just needs its cure time before the first wash, and washing before a restripe actually helps the new paint bond.

How much does parking lot cleaning cost?

Lots are priced by square footage, staining and access, so we quote from a free walkthrough rather than guessing by the acre. Rotations bring the per-visit price down, your first service is 10% off, and the number we quote is the number you pay.

Will washing damage the striping or sealcoat?

No. We run striping-safe pressure through a surface cleaner and keep direct wand pressure off painted lines and sealcoat. If you have a restripe planned, tell us: washing first strips the grime film so the new paint bonds better and lasts longer.

Can you work while the businesses are open?

We can, in sections, but overnight or pre-dawn is better and it’s our default. The lot gets coned in stages, the wash runs while the property sleeps, and by open the only evidence is clean concrete.

Is sweeping the same as washing?

No, and the difference shows. Sweeping picks up litter and dust; it does nothing for oil, gum, grease or the gray film that makes striping look tired. Washing lifts what sweeping polishes. Many properties run both: sweeping weekly, washing on a quarterly rotation.

How often should a lot be washed?

High-traffic retail and restaurant lots usually want quarterly, with monthly attention on entries and dumpster pads. Offices and lighter lots often hold up on twice a year. The walkthrough tells us which yours is, and the rotation gets priced accordingly.

Do you handle the parking garage too?

Yes, decks, ramps, stairwells and columns, cleaned deck by deck with low-clearance equipment and full wash-water recovery. Lots and garages on the same property usually share one rotation and one invoice.
